Last week we had the pleasure of participating on a panel about disruptive technology at the Calgary Real Estate Forum. James Cuff, our CTO at Cube Cities, was joined by Hugh Kolias, founder of YuHu Inc and Shawn Kanungo, Sr. Manager of Strategy at Deloitte. The panel was moderated by Jyoti Gondek, recently minted City of Calgary Councillor for Ward 3. Here's a summary of what was discussed.<br />

Additionally, most often truly disruptive technology will come from outside the industry it disrupts. To remain valid in these situations organizations need to be open to this disruption and adopt disruptive practices quickly. </span></div>

We started the conversation here with the background that most people now conduct a significant amount of their work connected via smartphones. The real estate sector has been slow to migrate to a mobile workforce. Additionally, as organizations change and become more distributed and fluid the requirements for space also changes. Organizations will be structured much differently in the next 5 years and real estate needs to adapt to that change (flex space, coworking, etc.). We touched on the changes that democratization of data will bring to the RE industry but didn't dive deep into that given that it's a threat to a number of existing roles. </div>

We also quickly discussed what may occur with a significant number of self-driving vehicles, extending the commute reach and functional office hours of workers.Touched on the changes to retail space with the steady increase in online purchasing, will retail become pickup and only sample examination with no stock carried in store (Nordstroms in Seattle is already doing this). </span></div>

These penthouse floors are numbered 66, 67 and 68, however, because the building directory skips floors 6-13. The developer (Donald J. The massive mixed-use development over the West Side Rail Yard by Related Companies and Oxford Properties includes two large office towers, the 52-story 10 Hudson Yards, completed in 2016 and the 68-story 30 Hudson Yards scheduled for completion in 2019.<br />

We're now able to add fire, smoke and fireworks effects to our apps with the latest version of CesiumJS. The mapping software now includes a robust particle system that provides developers with these highly customizable new particle visualizations. We attended the 2017 <a href="http://www.mipim.com/" target="_blank">MIPIM</a> property show in Cannes last week to see what was new in the world of real estate development and marketing technology. We were pleased to see our customers Ivanhoé Cambridge and Altus Group in attendance at this premier event for large and small participants in almost every sector of the real estate industry. Interior visualization company Matterport was also at the show along with many other new technology firms focused on space visualization and geomatics. MIPIM will organize a technology focused event, <a href="https://www.mipim-proptech.com/en.html" target="_blank">Proptech</a> in New York on October 11th this year which we look forward to attending.</div>

Of special note at MIPIM were the major installations of city models from local city governments across the world, especially the exhibits put on by the City of London, Paris, Moscow, Istanbul and Dubai. In 2013 The <a href="http://www.mas.org/" target="_blank">Municipal Art Society</a> of New York published a report called <a href="https://www.scribd.com/doc/193282206/Accidental-Skyline" target="_blank">The Accidental Skyline</a> that investigated the shadows that will be cast onto Central Park from the supertall skyscrapers under construction and planned for midtown and especially along 57th Street. The report contains examples of traditional urban planning diagrams that illustrate the shadow projections from different times of year and allow stakeholders to understand the extensive shadowing that many of these "pencil towers"will project over the park.<br />
<br />
Using the shadow functionality now available with <a href="http://cesiumjs.org/" target="_blank">Cesium</a>, we've created a visualization of this shadowing phenomenon from eight of the largest buildings recently constructed and planned for midtown. The video shows the shadows casted by the buildings as the sun rises and sets on September 21st, the same date chosen by the MAS as indicative of a typical fall day in Manhattan. Those changing market conditions downtown Calgary caused by the low price of oil reducing demand for office space can be seen through these data visualizations from Altus InSite. This 15-month time lapse highlights the number of available options for office space, distinguishing head lease and sublease space options as blue and green, respectively. Sublease space (office space leased from an existing tenant who has a direct lease with the landlord) is first to enter the market as large energy tenants look to reduce costs by shrinking their occupied real estate and "subleasing" floors or partial areas of floors in buildings they occupy.<br />
